Bespoke project management for the self builder and small developer






How much you want me to be involved is up to you. I will do all that I can to empower you at the earliest possible stage. After that I can be as involved as much or as little as you want or need however the costs in employing a Project Manager are always offset............
  • Bridging loan terms are reduced. (Shorter loan period, less interest)
  • Temporary accommodation and rent costs are reduced.
  • Site running costs are reduced (eg:scaffold/plant hire costs)
  • Cash flow is carefully managed. (Maximise cash in bank, minimise charges)
  • Contingency spend is prior allocated (no expensive surprises).
  • Material spend is accurately forecast. (fewer inaccuracies in estimates)
  • Contractors fixed price quotes are agreed at an early stage. 
Fee structure..................

Package 1)      £ 120    

Remote appraisal of plans, telephone discussions with you (and your builder as required), cost estimates for the build including fees for planning and professional services, provision of a programme of works and cashflow forecast.

Continued telephone discussions within reason so as to help you set up the project.

Note: My `ESTIMATE CHECK`  service provides a fully itemised and quantified list of materials and labour and is an extra over cost with this package but a worthwhile exercise none the less as it ensures like for like quotation analysis with your chosen builders. It can also help you decide if you want to supply some or all materials.

 Package 2)    £ 400 *

Site visit for an appraisal of the project and issue a report. Provide cost estimates for the build including fees for planning and professional services. A programme of works and a cashflow forecast. Liaison with the builder (if chosen), if not then an appraisal of the quotations with the client or self builder. Agreement of any contract requirements.

Package 3)   Usually by day or fee agreement. 

This is negotiable but can include monitoring or supervision, HSE documentation, project appraisals, project proposals for your financiers, evaluations of tenders (`ESTIMATE CHECK` if required), negotiations with the builders, contract and cost plan preparation and programme creation monitoring and updating. This includes 6 day a week phone contact and advice as required.
